Madhusmita PandaFarud builder . Taken the money for the flat in 2012. In 2017 return the base money without interest after 5 years. and not hand over the flat . Played the emtions of the innocent customers. Bad period of my life when i have booked a flat under this farud builder. Dn Homes peoples cheating the innocent customers by promising a lot ,But not delivering.Swimming pool looks like bath tub.Lift space is very small for high rise building like 16th floor.Number of lifts are less than what promised. No primum facility is there.Quality of sanitary fitings also very poor. Outside the house so many fire pipes which looks very odd . Entry and exit system of vechicles are not proper.

Debashish RoyI am writing this review after buying at their project DN Oxypark. 1) In the google reviews out of the 9 reviews that I can see on 25th April 2017, I can identify at least two guys who are their own office staff. I am not sure about others because honestly after possession I doubt if anybody can rate them 5 stars for such inferior quality end product. 2) None of their official letters has a serial number so that they cannot be tracked. Even if they send a back dated letter you cannot track them. Regularly the demand notes used to arrive with a delay of 1-1.5 months. In one such case they had only sent the soft copy of demand note in my mail. Now in any public sector bank, only the hard copy is acceptable for release of your loan instalment. As a result they imposed a late payment penalty of around Rs 150000(approximately-don’t remember the exact amount but @ 24%, why 24% - another method of cheating which is there in your agreement), in the next demand note. When I told them that I have not received the last demand note, the penalty was removed in a revised demand note. Again during taking possession was informed about some dues which need to be cleared before taking possession. This due was nothing but the same amount that they had imposed as late penalty. I provided them with copies of all the relevant demand letters showing that they themselves had waived off but they remained adamant on the issue. In the end after discussion with their manager Mr Deepak Kanitia (has given 5 stars in google reviews) the amount was reduced to approx. Rs 19000 but still I had to pay. 3) The quality of finishing and the fittings were much left to be desired. Also noteworthy to mention is the mindless stupid designing(electrical points).Even they did not have the basic courtesy of getting the apartment cleaned before possession. I followed up with the defects with Mr Aryabrat Samal (responsible for providing onsite support and you can see his 5 star in google).All I got was sweet assurance that everything will be done before completion of interior work. After approx. one month of possession, I had to leave on office work. My wife kept following up with Mr Samal regarding rectification of defects but being a lady, all her words were totally ineffective on the thick skinned man. I returned after approx. 3.5 months, but none of the defects were rectified. I enquired with the lady onsite- Ms Swarna.The excuse -key was not available and lack of manpower. Lack of manpower for five months? My wife had personally handed over the key to her and it was there with her for one month. She assured me that everything will be done within one week to which I agreed. After one week I visited but as expected nothing was done. I enquired with Mr Samal, who told me that Ms Swarna is on leave and he is unaware about the status. He asked me another week time to get the defects rectified. After five days again I visited and again nothing was done. This time I complained to the management along with a very poor rating and comment in google reviews. Then came the action. Immediately the action was taken and all minor defects rectified within a couple of days. Also I was requested to withdraw the google rating along with an assurance that in future such lapses will not recur. However after I withdrew the google rating again they are back to their old ways. So I have been forced to write such a lengthy review. Had my profession given me some breathing space I would have no hesitation in dragging this third graded fraud builder to court who are only cheating their customers. So guys if you are planning to buy a property in Bhubaneswar, stay away from this builder or else get ready to spend another fortune to cover up the defects. I am feeling as if my money has gone down the drain but I would urge others not to walk into their trap by getting influenced with their uncountable promises and sweet words.
